Description:
BLA Properties, LLC is a fast growing real estate and property management and investment company with real estate and property management expertise for repositioning and recapitalization of owned commercial property in the key Chicago land market. BLA Properties is also a market expert in hotel brokerage business.
BLA Properties is looking for a financial analyst to play a key role in developing the organization's financial analysis capability and to improve process and procedures. Additional job activities include ad-hoc reporting, business analysis, and project support. The position will report to senior management.
Analysts must demonstrate a combination of academic aptitude, quantitative skills, personal motivation, and distinguished written and oral communication skills. Analysts are required to manage several projects at once and work effectively as an individual and as part of a team.
RESPONSIBILITIES include but are not limited to the following:
1. Monitoring, analyzing, reporting and forecasting cost center spending
2. Financial modeling, scenario analysis, budgeting, reforecast, and reporting
3. Accountable for ensuring that accurate and timely monthly/quarterly/consolidated financial reports and statements are prepared, as required to meet tight organizational deadlines
4. Support all auditing requirements and interfacing with internal and external audit groups
5. Performing specialized financial analysis of monthly/quarterly/yearly results
6. Researching specific real estate markets to assess market demand, potential for demand and rate growth, competitiveness of comparable properties, and risk presented by new supply
7. Participating in property tours and site visits to develop a deeper understanding of the real estate transaction
8. Analyze weekly STAR report for adjusting the pricing according to the market demand
9. Assembling complex financial models that identify the potential financial performance of an asset, risks associated with demand, rate, expenses, and supply
10. Preparing information memorandums and recommendations for the senior management
11. Analyzing deal structure and providing pricing guidance for complex multi-million dollar transactions
12. Reviewing and assisting in negotiating loan modification and closing agreements and ancillary documents related to the closing of a transaction
13. Interfacing with “the market”, including partners, lenders, lawyers and the brokerage community.
14. Prepare material for and Participate in quarterly meetings with property manager and operating partners
15. Perform financial analysis of Occupancy and Overhead P&L lines for Real Estate Finance.
16. Perform NPV and IRR analysis for existing and new investment projects based on FCF and DCF analysis
Qualifications:
Required: (1) Bachelors degree in Business Administration, Real Estate, Finance/Accounting; (2) 1-2 years of work experience in a banking/finance environment.
Preference will be given to: (1) CPA or MBA Degree; (2) 1-3 years work experience in a banking and/or real estate industry; and (3) has worked for a large, diversified international firm.
• Energetic self-starter who is flexible, organized, conscientious, proactive, and detail-oriented
• Strong background in the financial planning process, preferably within the Real Estate/Banking industry.
• Advanced spreadsheet skills, including financial modeling, scenario analytics.
• May require some travel
