Besides a loan modification, the only thing that will save your credit is doing a short sale. This is where we take a sales contract from a buyer, for usually the market value, and present it to the bank, along with your current financial status and if you are having a hardship, we tell them about it. <br>
The price has to be realistic. Ridiculously low pricing will not work, as we will get a buyer, the bank will not approve of the low price, and the buyer will walk away when we ask them to increase to a realistic amount. The bank will treat this just like you are buying the home, they will have a third party or several third parties, give them an accurate price on the home. Many times an actual appraisal is done. The bank looks at all of the facts and makes a decision to accept it or ask for a higher amount. If we have done our job correctly, they agree to the offer and the home is sold. <br>

FORECLOSURE VS SHORT SALE
<br>
 
<br>
1.  Current or Future Employment....Foreclosure:  Employers have the right to check your credit at any time especially for employees that are in a sensitive positions.  A foreclosure in many cases is grounds for immediate dismissal.  Many employers are now running credit checks for all applicants.  A foreclosure is one of the most detrimental credit items that an applicant can have.  Short sale is not reported on a credit report and is therefore not detrimental.
<br>
 
<br>
2.  Deficiency Judgment.  Foreclosure is where the bank has the right to pursue a deficiency judgment.  Short sale in some it is possible to convince the lender to give up the right to pursue a deficiency judgment.  
<br>
 
<br>
3.  Deficiency Judgment - Foreclosure, if your home does not sell with a REO process and it does not sell at auction, in most cases this will result in a lower sales price and longer listing time on the market.  This could result in a higher deficiency judgment.  Short sale is sold at a price that should be close to market value and in most cases will be in a lower deficiency.

4.  Future Loans with a Mortgage Company - Foreclosure with any application for a mortgage you will have to answer YES to question s C in section 7 on a 1003 that asks have you had property foreclosed upon or given title or deed in lieu in the last 7 years?  This will cause future higher rates.  Short sale there is no similar declaration or question regarding short sales.
<br>
 
<br>
5.  Credit Score.  Foreclosure your score can be lowered from 250 to over 300 points, possibly affecting your credit for over 3  years.  Short sale.  A successful short sale will show late payments on your mortgage, once the home is sold it will show as paid or negotiated.  Your credit score might be lowered as little as 50 points.  This can affect your credit for 12 to 18 months.
<br>
 
<br>
6.  Credit History:  Foreclosure is public record and can stay on your credit report for 10 years or more.  Short Sale. a successful short sale is not reported on your credit history.  The loan is typically recorded as paid in full or settled.
<br>
 
<br>
