You would be in charge of answering the add calls,  reviewing the Loan Officer resumes, and making the hiring decision. More importantly, you would control the processing of their files. You would be able to control the pipeline, have online or in person meetings, control the closings, track the HUDs or the money, and fill out the commission sheets. <br>
You would be paid per file for processing, and an override on the fee income. You would be the boss and build as a large a team as you could handle. Remember we are exempt from licensing in all 50 states. <br>
Loan Officers are not required to be licensed and can originate FHA, VA, and Reverse Mortgages in all 50 states. <br>
There is no continuing education requirement.<br>
We have technology that Automatically runs scenarios past lender guidelines and will be January 2010 pricing compliant. Do you know what happens in January?<br>
We are a subsidiary of a Federally insured credit union and we can broker a loan with almost anyone. However, we are also capable of funding loans and selling them off if YSP is eliminated. Yes… they might get rid of YSP.<br>
The right person for this opportunity will:<br>
Have at least one year Experience with Encompass or heavy Point Experience and is willing to dedicate the necessary time to adopt to the differences. <br>
Be able to manage a pipeline and report loan activity Bi-weekly, <br>
Is willing to take phone call from Mortgage Professional at the hours they work including weekends.<br>
Handle all processing aspects of loan process. <br>
Be able to come into the office for meetings when necessary<br>
Have the necessary computer and other such equipment to successfully process mortgage loans.<br>

We can lend FHA and VA in all 50 states. You are not required to have a license, nor complete a no continuing educational requirement. <br>
Ecncompass and basic processing experience is a pre-requisite.<br>
This will be a commission based job with unlimited potential and leads. <br>
Our north side of Chicago marketing center will  be purchasing leads for both mortgages and loan modifications, providing telemarketing, and a state of the art Lead  Management System. <br>

The right candidate:<br>

1.	Manage  a loan pipeline<br>
2.	Oversee and initiate loans in process<br>
3.	Help gather and train marketing staff to gather information and put files together<br>
4.	Communicate Daily with our lending branch<br>

You are not just the loan officer. You will given a marketing budget and the ability to train and grow a mortgage marketing operation.  Your override will be a heavy 20% of the gross adjusted income produced. We are looking to get a 20-30 plus closing operation off the ground inside of 45 days. We have office space, marketing capitol, and a federally charted institution behind us giving us the ability to originate loans in all 50 states. This also gives the right candidate the ability to recruit and train other people from scratch to originate FHA loans in all 50 states without being subject to the licensing tax, and continuing education requirements. Best of all, we have a state of the art loan technology platform that runs all three credit reports, merges them with virtually ever lender in the business criteria, gives an answer in less than 30 seconds, and  can be taught to a novice in less than 45 minutes. You can take the right individual an d skip the 2-10 curb it takes to be an FHA pro. You can have a competent person writing loans inside of days.<br>

Currently seeking a polished and highly motivated Assistant Community Manager to assist the manager in effectively managing a 730 unit property in the Crest Hill area. In the Community Manager’s absence, the Assistant Community Manager will assume all responsibilities associated with accomplishing property objectives as set forth by the Regional Director and the property owner. In addition, the Assistant Community Manager is directly responsible for maintaining daily, weekly, and monthly reports including accurate reporting of rents and deposits received. <br>

DUTIES AND RESPONSIBILITIES<br>
<br>
Conduct all business in accordance with company policies and procedures, Fair Housing, Fair Credit Reporting Act, and all other applicable federal, state and local laws.<br>
<br>
Income Collection<br>
• Maintains accurate resident records. Updates on a daily basis all rents, deposits and application fees received from residents. Issue appropriate<br>
notices when necessary (e.g., late payments, eviction notices, returned check memos).<br>
• Make sure that all bank deposits are made daily and deposits are keyed into Yardi daily.<br>
• Prepare S.O.D.A.’s in a timely manner so refunds can be prepared within time frame required.<br>
• Prepare S.O.D.A.’s to be mailed where NO refunds are due. These are to be mailed by certified mail within time frame required.<br>
• Prepare all computer reports for “End of Month” closing reports. <br>
<br>
Resident Relations<br>
• Maintains positive customer relations attitude.<br>
• Physically inspects property when on grounds, picks up litter and reports any service needs to maintenance staff. Will also inspect move-outs and vacancies when requested.<br>
• Assist with resident disputes regarding rent payments.<br>
<br>
Marketing/Leasing<br>
• Must be knowledgeable of all phases of leasing and resident retention.<br>
• Works with lease renewals each month.<br>
• Greets prospective clients, shows community and performs leasing duties as needed.<br>
• Answers and handles incoming phone calls from prospective new residents, current residents, vendor/suppliers, etc.<br>
<br>
Administrative<br>
• Updates required reports concerning move-outs notices, activity, etc., on a daily basis and provides information to the Community Manager.<br>
• Organizes and files all applicable reports, leases and paperwork.<br>
• Proofreads all lease paperwork and processes move-ins and move-outs.<br>
• Processes all security deposit move-out reports.<br>
• Accepts service requests from residents and routes to maintenance for prompt processing. Conducts service follow-up with resident when work is complete.<br>
• Prepare files for legal proceedings, keep record of court dates and times.<br>
<br>
General<br>
• Performs any additional duties assigned by Community Manager or Regional Director.<br>
• Be a willing participant in any training provided on-site or off-site.<br>
• Perform all duties of Leasing Consultant when necessary.<br>
• Maintains a positive working relationship with all other staff members.<br>
<br>
QUALIFICATIONS<br>
<br>
Position requires at least one year experience in on-site property management. Must have strong bookkeeping, organizational skills, basic computer knowledge and type 30 wpm. Position also requires ability to communicate well with all individuals, multitasking skills, and the ability to perform duties while under pressure and meet deadlines<br>
in a timely manner. Computer Skills: Word, Excel, Outlook and Yardi or similar programs. Office Equipment: Computer, telephone, calculator, copy machine, fax machine, and key machine.<br>

<description><![CDATA[Seeking highly skilled Maintenance Tech at a 730 unit property in the southwestern Suburbs. Candidate must come in with a can do attitude willing to lead by example. The Service Tech will assist the Service Supervisor in maintaining the physical integrity of the community and handling all service requests including HVAC calls. This involves ensuring a safe, secure and comfortable living environment for residents, visitors and staff. The Service Technician will carry out assigned duties in a safe manner and other duties as requested by the Service Supervisor or Community Manager. In the absence of the Service Supervisor, the Assistant Service Manager will assume all maintenance responsibilities. The Assistant Service Manager must also assist with getting vacant apartments back to “market ready” status and conduct all business in accordance with company policies and procedures, Fair Housing, Fair Credit Reporting Act, and all other applicable federal, state and local laws. <br>

Preventive Maintenance/Safety: <br>
<br>
Must be knowledgeable of pertinent laws and EPA and OSHA regulations governing proper storage and management of hazardous materials, including solvents, flammables, caustics and freon. <br>
Must be aware of the condition of apartment property throughout the community and immediately initiates action to correct unsafe conditions, i.e., broken gates leading to pool, broken steps, open holes, broken/burned out exterior lights. Schedules and performs routine preventive maintenance on all appropriate equipment as directed by Service Supervisor and Community Manager. Inspects and maintains all tools in excellent condition. <br>
Must be aware of utility meter cut-offs, apartment and fixture cut-offs, sewer cleanouts. <br>
Performs work area clean-up and safety related duties. <br>
Ensures that storage areas remain locked when not in use. <br>
<br>
General Overview: <br>
<br>
Diagnoses and performs minor or routine maintenance or repair, as directed, involving the following on a daily basis: <br>
Electrical and plumbing (including water lines). A/C and heating systems Appliances (when applicable) Water irrigation systems Stairs, gates, fences, patios, railings Tile, Carpet flooring Interior/exterior lights Fireplaces, ceiling fans Gas fixtures and appliances (where applicable) Shutters, doors, cabinets, windows, sliding glass doors Boiler, gas and electric Door locks, P.O. boxes and locks Security systems (where applicable) Ceiling leaks Walls Pool areas, tile, hot tub/spa, pool furniture <br>
Roof access may be required for (1) service and replacement of AC units on roofs or (2) inspection, investigation, or assessment of roof conditions prior to the actual beginning of work or after all construction is complete. <br>
Inspects and helps coordinate all needed make-ready repairs and services. Assists make-ready staff as required to meet deadlines. <br>
Reports all major repairs and requisitions to Community Manager prior to any expenditure of funds. <br>
Changes locks and makes keys. <br>
Removes and transfers heavy appliances and equipment from storage area to apartment (or vice versa) as circumstances warrant. Assists in moving abandoned furniture, appliances, etc., to dumpster when necessary. <br>
Must be knowledgeable of inventory levels of spare parts and supplies and inform Service Supervisor of shortages. <br>
Assists in keeping grounds neat and free of litter. Rakes, sweeps, shovels as circumstances warrant. <br>
