<title><![CDATA[On-Site Maintenance Man for Condominium Assn. (La Grange)]]></title>

<description><![CDATA[The following are general duties and responsibilities of the on-site maintenance person and is intended to provide an overview of the position.  Other responsibilities and duties may be added or deleted upon evaluation:<br>
<br>
1.	All work requests, work orders, requests for proposals are to go through the Property Manager. In the event a situation occurs that demands immediate attention by the on-site maintenance person the Property Manger is to be notified of any action taken as soon as possible. Effective immediately when the maintenance person is requested make an inspection or evaluation of a situation in a unit the maintenance  person is to refrain from making negative or derogatory comments to the unit owner but tell the unit owner that the Property Manager or a Board Member will contact the unit owner within 24-48 hours with a resolution to the owner’s situation.  In the case of a maintenance emergency the situation should be handled as genteelly as possible without getting the unit owner upset.     <br>
2.	Maintain a daily log of activities on the property.  Keep a listing of significant activities on a daily basis in the clubhouse, as well as emailed to the property manager daily.<br>
3.	Inspect and insure the overall safety and cleanliness of the property.<br>
4.	Maintain timely and courteous communications with the owners, residents, and contractors.<br>
5.	Insure all maintenance requests and work orders are handled as expeditiously as possible, and that residents are notified if any delay in completion is expected.<br>
6.	Accompany and oversee all service personnel of contractors engaged by the Association.<br>
7.	Receive store and inventory all goods and supplies required for the operation of the property.<br>
8.	Purchase such supplies and goods after discussion and authorization by the Property Manger.<br>
9.	Make regular building inspections of the exterior, interior hallways, basement areas, and laundry rooms and report conditions or items needing attention to the Property Manager<br>
10.	Make regular inspections of all component parts and operating systems of all buildings and report conditions or items needing attention to the Property Manager.  <br>
11.	Accompany inspectors by Municipal Officials.<br>
12.	Oversee landscaping and snow plow contractors<br>
13.	Upon request by the Property Manager to post notices in buildings. <br>
<br>
<br>
Daily Tasks:<br>
1.	Inspect all levels of the building hallways. Noting any corrective action to be taken.<br>
2.	Inspect all building entryways. Remove all trash and unauthorized flyers, and insure the proper working of all doors and lights.<br>
3.	Inspect and make sure all emergency lights are in good working order.<br>
4.	Replace any burnt out light bulbs.<br>
5.	Insure all buzzers have proper and uniform name tags.  <br>
6.	Inspect the laundry rooms for cleanliness.  Assure washers and dryers are clean and in proper working order.<br>
7.	Inspect all building exteriors picking up any trash or blowing debris. Replace any burnt out light bulbs.<br>
8.	Inspect all trash dumpsters.<br>
<br>
Mechanical Inspections:<br>
Weekly the mechanical rooms in each building will be inspected.  Each room is to be kept clean and free of debris.  Floors are to be swept on a regular basis to insure they are kept clean at all times.  There is to be no storage of any material in the mechanical rooms.  Hot water tanks should be drained of sediment as required.<br>
<br>
An annual mechanical maintenance is to be developed to insure that appropriate weekly, monthly and or annual inspections are done in a timely manner.<br>
<br>
Swimming Pool:<br>
The on-site maintenance person is responsible for the opening, seasonal operation, and closing of the swimming pool through the oversight of the pool operational contractor. While the primary day to day cleaning and chemical checking of the pool is the responsibility of the guards the on-site maintenance person has the ultimate responsibility to make sure the pool is safely and properly maintained. At no time is the maintenance person to act as a life-guard.<br>

We're looking for someone who knows the in-and-outs of completing BPOs for numerous  BPO companies that service the Chicago land area. The position entails making sure all the orders are being processed, checking the reports to ensure quality, and turning the reports in before the deadlines. You will have to communicate continuously with our team and our clients regarding order issues. Also, in order to succeed, you will have to be able to multi-task on a very high-level, have a great memory log, pay close attention to detail, and be savvy with computers. You will disseminate the work out to our photo team, data entry/comp team, and continuously communicate with all parties to ensure deadlines are met.  You will be responsible for around 350-500 bpo's per month initially.

There is room for growth within this position and our company. There will be incentives to grow the bpo business and you can hire extra help as needed so you can prioritize your work tasks to create the work environment you desire. You will be in control of your team and adding new members when needed.  You are the face of our business so you must be very professional and can communicate well with others. In October and November we put 132 loans into process from the 2810  leads we brought in from internet lead providers like LowerMyBills and others. Many of the leads are exclusives to us. We should have put 180+ loans into process but we did not have the LO staff to handle the influx of new business. Leads360 used to its' highest degree, which makes every lead we bring in every day available to you. <br>
We have been doing FHA loans for years. Our current 4 member processing staff has over 38 years combined experience closing out the loans our LO's originate. Found below is a sample of the leads we bring in every day. <br>

<description><![CDATA[We're searching for a qualified BPO Account Manager to run our bpo department. We're looking for someone who knows the in-and-outs of completing BPOs for numerous  BPO companies that service the Chicago land area. The position entails making sure all the orders are being processed, checking the reports to ensure quality, and turning the reports in before the deadlines. You will have to communicate continuously with our team and our clients regarding order issues. Also, in order to succeed, you will have to be able to multi-task on a very high-level, have a great memory log, pay close attention to detail, and be savvy with computers. You will disseminate the work out to our photo team, data entry/comp team, and continuously communicate with all parties to ensure deadlines are met.  You will be responsible for around 350-500 bpo's per month initially.<br>

There is room for growth within this position and our company. There will be incentives to grow the bpo business and you can hire extra help as needed so you can prioritize your work tasks to create the work environment you desire. You will be in control of your team and adding new members when needed.  You are the face of our business so you must be very professional and can communicate well with others. It is our goal to find someone that wants to grow with us and takes the position seriously.<br>

The business is run by two brokers and there are a couple agents as well in the brokerage. We are a small independent brokerage with a niche in selling REO assets and completing BPOs.<br>
<br>
KNOWLEDGE/SKILLS/EXPERIENCE REQUIRED:<br>
<br>
Ability to lead a team<br>
Ensure each BPO meets quality standards and requirements<br>
Determine an accurate value and adjust comments<br>
Creative problem solving abilities<br>
Strong computer and MLS skills<br>
Strong analytical skills<br>
Aptitude to prioritize, multi task, and organize in a fast pace environment.<br>
Licensed / Real Estate Salesperson, which must be maintained and kept in good standing.<br>
One years experience or more completing BPOs<br>
Must be able to meet quick deadlines and be able to prioritize orders in order of importance and deadlines<br>
Knowledge of appraisal terminology, requirements and forms.<br>
Candidate must possess strong oral and written communication skills.<br>
Must be a team player and willing to adapt to change.<br>
<br>
PHYSICAL/MENTAL DEMANDS:<br>
<br>
Required to sit for long periods of time (approximately 90 percent of time on the job).<br>
Ability to manage multiple priorities and consistently meet deadlines amid routine interruptions.<br>

This is a contract position. Work from home - 1099 independent contractor. Full-time position. Your schedule must be very flexible in the beginning as you will have to work all different hours to meet bpo report deadlines. A part-time helper can be added into the mix as you see fit to free up your time in the future.<br>

PAY: Commission-based - Around $30,000 minimum with the ability to make in the $60,000-$75,000 range within a year.<br>
