Seeking studio, 1bdr, or coach house (Chicago)

I am a 36 year old graduate student Chicagoan looking for a 1 bdr or studio for one person in one of the following neighborhoods: Albany Park, Ravenswood Manor, North Center, Lincoln Square, North Mayfair, North Park, Budlong Woods, Peterson Park, Kimball (near brown line), Brynford Park, Hollywood Park, Edgewater, and near LaBagh Woods/Forest Glen Woods. I'm also open to other neighborhoods bordering those I've mentioned if the apartment meets all my other needs. As a secondary option, I'm also open to Evanston, Skokie, and Lincolnwood, but prefer the city. The location is because I will be attending NEIU (5500 N St Louis Ave, Chicago, IL 60625) and want to be as close as possible.

*Non-smoking building.
*Laundry in-unit or in the building.
*I am generally avoiding garden/basement apartments, though if it has been impressively renovated I might consider it. This is partially because of a severe mold allergy.
*Bathtub in bathroom.
*Minimal light and noise pollution. No locations on major/loud roads or next to trains. I myself am very quiet.
*I need easy street parking (with permit if needed) or assigned parking available because I will be driving often.
*Reliable, lawful landlord with positive references available.

*Bonus points if the neighborhood is easy to bike in, has plenty of green space, and/or is walking distance to to cultural gathering places and good grocery stores. More bonus points if heat and other utilities are included in the rent. more bonus points for central air. More bonus points for sunny. BONUS bonus point if there's a sunny spot outside with hose access where I could garden undisturbed! I love gardening but mostly accept I won't have access to it as a renter.

I'm a graduate student and my money will be coming from student loans. I also have a cosigner if needed. My budget is... hard to say. With my current predicted loans, I would easily be able to pay $800/month, but I recognize that's mostly unrealistic for this area. I am able to take out further student loans and am aiming for a rent no higher than $1300, and the lower the better, without sacrificing my needs.

I have an excellent history with all my previous rentals and have never missed a rent payment, and have always had my security deposit returned. My credit score is 675 and I have a cosigner if needed. My current lease ends at the end of June so I am urgently seeking a place to move into ASAP, ‚Äčideally before July.
