I have been working solo in a beautiful, peaceful artist studio on the west side of Humboldt Park for the past couple years. I can't keep paying the rent alone, so I am looking for two or three studio mates.
About the space:
— 800 square feet, 10-foot ceilings, laminate floors, two rooms, great western light
— At Hamlin and North, near the western end of the 606
— Located on the second floor of a building with no elevator or loading dock, access requires climbing one flight of stairs, 20 steps
— Single stall bathrooms are down the hall, shared with a few other tenants (marked with genders but liberties are taken, by me and everyone)
— No slop sink in the building, no kitchen, no water fountain (we drink from the bathroom sink, wash coffee mugs in the bathroom sink, rinse paint brushes in the bathroom sink, and so much more—bigger messes should go home with you)
— This is really an office building, not an artist or maker space, so the studio is not suitable for practices that involve harsh chemicals, power tools, or continuous loud sound
— Most windows open but there's no powered ventilation, special electric needs cannot be accommodated
— Sound/music are both OK as long as the neighbors do not complain, and the neighbors have been great to me so far
— My practice has included composition, singing/yelling, futzing in a DAW, noodling, and small rehearsals with no issues at all
— That said, the space is not be suitable for a professional band rehearsal or recording studio
— The building is also home to a few live/work folks, and at least two of them have dogs
— Neighbors are amazing overall, landlord is good, responsive, and relaxed
Costs:
— Rent is $1,100 total, and I am looking to split it two or three ways ($550 or $366 per person depending)
— Flexible start date, available now
— Central heat and air are included and work great
— There is a fee for the keys, "about $20" is what I have been told most recently
— General liability insurance is required by the landlord, and the cost is on us. In the past, this has been an annual $1,100–1,300 payment due around the time the lease renews. I haven't gotten new quotes for the coming year, and I would want the policy to cover our collective work and property, so that estimate could increase. Ideal world, this is an annual insurance premium of $425ish (3 tenants) or $650ish (2 tenants) due around the time the lease starts. I'm happy to make the arrangements
— There is no wifi in the space, and I've been fine using my phone as a hotspot. I haven't felt a need to change this, but if we agree we want wifi, the cost will be on us
— There are no closets in the space, and no storage in the building. It's important to me that things stay organized, so we will need to work together to come up with a storage solution for your materials and gear, and you will need to buy or provide the materials
