Building Manager

A Chicago based property management company, specializing in affordable housing, is looking to expand our team. Our company has an opening for a building manager with strong leadership skills. The right candidate understands resident relations, how to manage a budget, collecting rent, and maintaining the property.

Responsibilities include:
1. Physical Assets
• Manage physical assets according to needs and budgetary restrictions
• Manage customer use of physical assets; ensure an attractive and safe environment is provided for residents, staff and visitors
• Monitor maintenance schedule for timely completion by staff; manage vendor contracts
2. Compliance
• Ensure compliance with all lender and governmental agency regulations; ensure compliance by staff and residents of company rules and regulations
• Institute and follow up eviction proceedings as required
3. Leasing
• Market rentable items to prospective resident traffic (commercial, office, resident, parking); pre-qualify prospects; maintain and update the Wait Lists
• Accept/transmit lease applications timely; perform lease signings/building orientation and move-in inspections
• Renewals – establish renewal timetable for offers to residents; work to maintain residents by determining needs, identifying and overcoming objections
4. Manage Staff
• Manage goal setting; prepare for and conduct performance evaluations; motivate and train staff
• Manage the hiring and termination process
5. Resident Relations
• Act as liaison between resident and Owner; create solutions to resident issues while managing Owner’s costs
• Maintain occupancy and manage retention
6. Accounting
• Property budget – preparation and management of rent schedule; preparation of building budget; management and control of expenditures within approved operating budget
• Collect and deposit rents; maintain resident ledgers; manage receivables

Experience, Knowledge and Skills:
• 2-3 years building management experience, preferred
• Knowledge and experience with affordable housing preferred
• Experience with Yardi preferred
• Must be able to effectively manage, motivate, train and coach staff
• Have the ability to handle stressful situations and work well under pressure
