Here's what most people don't know about wind damage: wind rarely tears a roof off. It lifts the shingle edges and breaks the adhesive seal — and the roof looks fine from the street. Then three weeks later there's a brown ring on the bedroom ceiling and nobody knows why.
If water is coming in right now: we tarp it today. The tarp gets fastened down through furring strips so wind can't get under it — not bricks on plastic that blow off at 2am.
Then we find the actual problem. And on a Chicago building, "roof leak" can mean a lot of different things:
SHINGLE ROOFS — lifted and creased shingles, missing shingles and ridge caps, nail pops, roof leak repair around flashing where the roof meets a chimney or vertical wall (the most common leak point after wind), cracked pipe boots, and valleys holding debris. Bungalow hip roofs have their own failure points and we know them.
FLAT & LOW-SLOPE ROOFS — if you own a two-flat or three-flat, this is probably you. We repair modified bitumen and torch-down roofing, rubber (EPDM) roof patching, blisters and open seams, ponding spots, roof drains and scuppers clogged with storm debris, silver coating (aluminum roof coating) to extend a tired flat roof's life, and parapet wall caps — because on flat-roof buildings, a huge share of "roof leaks" are actually water coming through the parapet masonry, not the roof membrane.
TUCKPOINTING & MASONRY — crumbling mortar joints let water straight into your brick walls, and it shows up inside as bubbling plaster and peeling paint that gets blamed on the roof. We handle tuckpointing and brick repair, chimney tuckpointing and cracked chimney crowns, spalling brick (faces popping off from freeze-thaw), and rusted steel lintels above windows and doors — the rust streak with a stair-step crack above it is the giveaway.
SIDING, SOFFIT & FASCIA — wind-torn vinyl and aluminum siding repaired and matched, loose or open soffit panels (which also let squirrels and birds in — different headache, same hole), fascia board replacement where gutters pulled away, and trim capping.
GUTTERS & DOWNSPOUTS — sagging gutters re-hung into solid fascia, seams resealed, downspouts flushed and extended away from your foundation. Half the "foundation seepage" we see starts at a downspout dumping right next to the house.
SKYLIGHTS & CHIMNEYS — skylight leak repair and reflashing, chimney flashing, and crown sealing.
And if the water already got inside: we repair the ceiling and drywall, prime the stain so it doesn't bleed through, and paint to match — so you're not lining up three different guys who blame each other.
