The sun porch would make a great art studio, study, writer's retreat or hobby area. The house is small, about 1600 sq feet (that includes two porches) but very open downstairs. One small bedroom/bath is downstairs and two small ones with a 3/4 bath upstairs. A huge storage area is upstairs. This house has an unusual, out of the ordinary yet very practical layout. Not a run of the mill, cookie cutter floor plan. On a concrete pier foundation there is a crawl space and a room for the hot water heater. The previous owner was in the cement business so there's lots of concrete in, around and under the house. Very well built and sturdy, the house was built around a 100 year old cabin. The huge log beams were left exposed in the kitchen and dining area so they could be seen.
There's an extra large, double, attached carport (RV gravel parking pad on the other side of the house) with a covered handicap ramp along the side of the house (not the front of the house) that leads up to the back porch. . . . And rocks!!! This is Stone County, there's rocks/stone everywhere! Imagine rock walls, rock barbques, rock mail box bases, rock patios . . . and if there's more stone than you know what to do with, there's a stone company in Timbo that will buy your rocks if you want to sell them!
DOWNSIDE TO THIS HOME . . . I want to save us both from wasting our time . . . This house is very open BUT has VERY small bedrooms and baths, best for a single person or a couple. The pond is VERY small but spring fed and could easily be enlarged . . . But SMALL, about the size of a garage. I hesitate to even mention the pond because of it's size but just as it is, it's a great attractant to wildlife if you like watching them in the evenings and it has never been dry in the 10 years that we have been here. It could be a gorgeous water feature if enlarged a little.
UPSIDE TO THIS HOME . . . Great country neighbors that are there when you need them but not 'drop-in social', absolutely no crime, enough land for a couple of horses, or chickens or a garden, enough to put a couple of rentals on and still be far enough away to never see them, a great starter home to enlarge if you wanted, no building ordinances to conform to OR a great retirement home or guest house just as it is. VERY low maintenance.
MORE PLUSES-- moving from Texas we were surprised at how inexpensive it is to live in Arkansas! It seems as if everything is cheaper-- monthly water bill is $26.00 . . . Yes, we have city/rural water way out here in the country! Trash pick-up is $25.00, electric is on average about $125.00 a month, propane heat for this house (if you want it) is less than $500 a year, taxes less than $400.00 a year and no fire department dues. Our fire department in Fox, Ar is supported by grants and a yearly, fourth-of-July fundraiser! It's quieter and there's less traffic in the country. Motorcycle riders love our winding roads and Ozark B&B's . . . Mt View even has a yearly motorcycle festival but motorcycle riders avoid our very well maintained dirt/gravel road. Another reason not to live 'in town'.
